How to Winterize Your Los Angeles Home (Yes, Even in LA)

Los Angeles winters are genuinely mild compared to the rest of the country — but 'mild' doesn't mean 'nothing to worry about.' Temperatures in the Valley and foothill communities regularly drop into the 30s. Pipes freeze. Roof leaks that were ignorable in September become active in November. Here's what to check before December.

Check your water heater. Water heaters work harder in winter. If yours is more than 8 years old, flush the sediment from the tank (or have a pro do it) and check the anode rod. A failing water heater in December is a miserable problem — you're competing with every other homeowner whose also needs it fixed in cold weather.

Inspect your roof and gutters. LA's winter rains are infrequent but intense. A clog in your gutters or a small roof penetration that wasn't leaking during the dry season can become a major problem the first time you get three inches of rain. Walk the perimeter, look for debris in gutters, and check attic rafters for water staining.

Insulate exposed pipes. In homes with garage conversions, older construction, or pipes in exterior walls, a cold snap can cause freezing. Foam pipe insulation is inexpensive and takes an hour to install. Focus on pipes in unconditioned spaces: garages, under-floor crawlspaces, and against exterior walls.

Test your heater before you need it. Run your furnace for 15 minutes in October before the first cold night. If you hear banging, smell burning, or the air isn't warm, you want to discover this now — not during the first cold snap when HVAC companies are booked three weeks out.

Weatherstrip doors and windows. LA homes, especially older Craftsman and Spanish-style houses, often have gaps around doors and windows that let cold air in. Foam weatherstripping is a weekend project that pays back in lower heating bills immediately. Check door sweeps especially — you can often see daylight under exterior doors, which means your heating dollars are leaving with it.
